Spring Asphalt Maintenance Checklist

Believe it or not, spring is on it’s way! Asphalt pavement, if properly maintained, can provide many years of service and durability. However, as the weather warms and the snow begins to melt, make sure you check your asphalt. Regular wear-and-tear, exposure to the elements, and exposure to chemicals (oil and gas) can contribute to the degradation of your asphalt. This spring, take a walk and inspect any changes or problem areas in your asphalt. To extend the life of your asphalt, the pavement will need maintenance throughout it’s lifetime.

Asphalt Surface:

Clean the surface of winter debris, gravel, glass and rocks. While walking around, look for any changes in the surface. These include snowplow scrapes or dents, cracks larger than 1/4 inch, potholes, heaving, oil stains and faded paint.

Asphalt Aesthetics:

It is extremely important that your asphalt provides a smooth surface to drive on, but it is also important that it looks good for those driving on it. Newly coated blacktop improves the aesthetic of any parking lot, providing a smooth, black, even surface ideal for painting lines or sweeping. Find locations of visible standing water and inspect for water pooled up near the edges of the pavement.When water seeps through cracks that will inevitably form in your asphalt, a lot of damage can occur. Evaluate level or unlevel areas of asphalt and ensure pavement stripes are clearly visible against the pavement. Also check around your asphalt. Evaluate damaged landscape around the perimeter and inspect parking lot signs to ensure they are in good condition and legible.

Asphalt Maintenance and Repair:

Taking the time to identify potential problems and repairing asphalt driveways or parking lots regularly, will help you reduce long term costs. Your asphalt should be sealed every few years to protect your investment. If there are cracks, even small ones, or holes in your asphalt, they should be repaired as soon as possible.  If you do not fix the asphalt when cracks first appear, these cracks will become larger cracks, potholes or ruts — which are dangerous and not aesthetically pleasing.
